How to stage your home with a small budget

Last time we concentrated on how to get your home saleable with a minimal budget. This week we will talk about things to do if you do have a bit of money to put into your home to make it a little more saleable.

1. Install new flooring

You can make a home more modern fairly easy with fresh paint and new flooring. Now when I say new flooring, I do not mean the cheapest flooring that you can find. I also don’t mean the most expensive flooring that you can find, because you likely won’t see a return on your investment. Instead, focus on something that suits your home – along with your paint, cabinets, and counters.

2. Get rid of that brass!

Go through the house and modernize the light fixtures, doorknobs, bathroom fixtures and hardware on cabinet doors. In most cases, these simple changes can do wonders – and save you the hefty cost of a full-out renovation.

3. Take a second look at your counter tops.

New countertops can freshen up a kitchen – especially if your counters are past retirement age! Now, saying this, remember that you are moving. While you want to go with something modern, it is not necessarily a good idea to go with something too expensive (such as granite or quartz) – especially if the new owners are going to want to replace cabinets in the next 5 years.
